Understanding Your Roof Warranty: What's Covered and What's Not
When a roofing contractor hands you a warranty document, it is easy to assume you are fully protected. The reality is more complicated. Most roof warranties have exclusions, conditions, and registration requirements that homeowners do not discover until they try to make a claim — and by then, it is too late.
Here is what you actually need to know about roof warranties before you sign a contract.
Two Separate Warranties on Every Roof
Every roof replacement involves two distinct warranties that cover different things:
1. Manufacturer's warranty — Covers defects in the shingle materials themselves. Issued by Owens Corning, GAF, CertainTeed, or whichever brand was installed.
2. Workmanship warranty — Covers installation errors made by the contractor. Issued by the roofing company, not the manufacturer.
These two warranties are completely separate. A manufacturer's warranty does not cover a leak caused by improper flashing installation. A workmanship warranty does not cover a shingle that delaminated due to a manufacturing defect. You need both — and you need to understand what each one actually says.
Manufacturer's Warranty: What It Covers
Manufacturer warranties cover defects in the shingle materials — things like delamination, granule loss beyond normal wear, or structural failure of the shingle itself.
Standard vs. Lifetime Warranties
The term "Lifetime warranty" on shingles sounds comprehensive but is heavily qualified. Here is what it actually means:
Lifetime means the warranty covers the shingles for as long as you own the home — but coverage is prorated after the first 10–15 years. In year 20, if your shingles fail due to a manufacturing defect, the manufacturer may cover only 20–30% of replacement cost, not the full amount.
30-year limited warranties work similarly — full coverage for the first several years, then prorated.
What Manufacturer Warranties Do NOT Cover
- Installation errors — If the contractor nailed shingles incorrectly, that is not the manufacturer's problem
- Storm damage — Wind, hail, and impact damage are homeowner's insurance claims, not warranty claims
- Normal wear and tear — Granule loss, fading, and weathering over time are expected and not covered
- Improper ventilation — If your attic is not properly ventilated and shingles fail as a result, most manufacturers will deny the claim
- Walking damage — Damage caused by foot traffic on the roof
- Algae or moss — Unless you purchased an algae-resistant product with a specific algae warranty
Registration Requirements
Most manufacturer warranties require registration within 30–60 days of installation to be valid. Your contractor should handle this — but verify that it was done. An unregistered warranty may be unenforceable.
Enhanced Warranties
Both Owens Corning and GAF offer enhanced warranty programs when their full roofing system (underlayment, starter strips, ridge cap, ventilation accessories) is installed together by a certified contractor:
- Owens Corning Total Protection System — Extends to 50 years, adds workmanship coverage
- GAF Golden Pledge — Lifetime materials, 25-year workmanship
These enhanced warranties are significantly more valuable than standard warranties and are worth asking about when getting estimates.
Workmanship Warranty: What It Covers
The workmanship warranty covers mistakes made during installation — improper nailing, inadequate flashing, incorrect underlayment installation, or any other error by the crew.
This is the warranty that matters most in the first 5–10 years after installation, when installation errors are most likely to manifest as leaks.
What to Look For
Duration: A reputable contractor should offer at least a 5-year workmanship warranty. Rock's Roofs provides a 10-year workmanship warranty on all full replacements. Be skeptical of contractors offering only 1–2 years.
Transferability: Can the warranty be transferred to a new owner if you sell the home? A transferable workmanship warranty adds value at resale.
What triggers a claim: The warranty should specify what constitutes a covered defect vs. normal wear. Get this in writing.
Who backs it: A workmanship warranty is only as good as the company behind it. A contractor who goes out of business next year cannot honor a 10-year warranty. Check how long the company has been in business and whether they are licensed and insured.
What Workmanship Warranties Do NOT Cover
- Storm damage — Wind, hail, and falling debris are insurance claims
- Damage caused by others — If a satellite dish installer damages your roof, that is not the roofer's responsibility
- Normal aging — Fading, minor granule loss, and weathering are not installation defects
- Damage from improper maintenance — If you pressure-wash your shingles and damage them, that voids coverage
What Voids a Roof Warranty
This is where most homeowners get caught off guard. Common warranty voiders:
Improper ventilation: Both manufacturer and workmanship warranties can be voided if the attic ventilation does not meet code requirements. This is the most common warranty denial reason. Make sure your contractor assesses and addresses ventilation as part of the replacement.
Walking on the roof: Repeated foot traffic can damage shingles and void coverage. If you need someone on your roof (satellite, HVAC, solar), use a contractor who knows how to walk a roof properly.
Pressure washing: High-pressure washing strips granules and can void the manufacturer warranty.
Unauthorized repairs: If someone other than the original contractor or a manufacturer-certified contractor makes repairs, it may void the workmanship warranty.
Failure to register: As noted above — unregistered warranties may be unenforceable.
